Some of our visitors aren't quite ready to meet with us yet. We understand that! Here's a shortened synopsis of what we do from start to finish. Keep in mind, this is missing some important details. But it should explain our process in a simple way.

We schedule an "Onboarding Session" and evaluate your rental portfolio. Size matters, and we both need to be prepared whether you're changing Management Companies mid-lease or between tenants. In that Onboarding Session, we show you our software and systems. After the Onboarding, we create those profiles for you, enter your units and tenant contact information, and set dates if necessary: Photos, inspections, tenant introductions, etc.

We execute the paperwork between Property Owner & Manager (us), and also file/execute all of the paperwork between Management and Tenant, whether it be residential, commercial, or land lease.

We set up/connect bank accounts and escrows (financials).

If a new tenant is needed, we set up and begin marketing the rental. For residential, we charge $75 per application to cover the costs of tenant screening payable to Hatcher MGMT, LLC.

We accept and Onboard your new tenant! Same process as above, but for the tenant. This includes key copies or numeric pin pad creation for door locks.

We keep records of all files, leases, rental insurance, etc. We make those available to you and the tenant in our Resident Center.

We track all tenant conversations in writing (and require tenants to communicate through our portal) so that we have timelines affiliated with all correspondence.

We send you e-Reminders when certain services are required, such as HVAC maintenance, pest spraying, lawn maintenance, etc. We handle the scheduling and billing for you. ALL payment requests that we ask from you will be accompanied with a "Payment Approval" form, requiring your e-signature. We can also execute a pre-Agreement upfront if it's convenient, allowing us to pay for certain services out of your escrow without bothering you. If we do that, we'll keep a record of expenditures and provide statements for you quarterly.

We use Rent Analysis software to monitor and report rent values near your unit(s) bi-annually.

We perform Comparative Market Analyses (residential) or Cap Rate Analyses (commercial) to help you keep an eye on the value of your portfolio with us (annual, unless otherwise requested).
